Designing the agent
you'd believe

Real-estate marketing is an arms race of wide-angle lenses. This case study is about deserting that race: building a top agent's personal brand on measured drawings, rationed gold, and arithmetic shown in full.

The client & the brief

Concept project. Nana Adjei‑Bonsu is a fictional persona and Accra Prime Properties a fictional brand, created as a portfolio study. Listings, prices, credentials, statistics and testimonials are invented (calibrated to be plausible for prime Accra, mid-2026). No affiliation with any real agent, agency or regulator is implied.

The imagined client: a twelve-year veteran of prime Accra residential — Cantonments, Airport Residential, Labone, Ridge, East Legon — trained as a quantity surveyor, selling GH¢ 6M–22M homes to Ghanaian professionals and diaspora buyers who often purchase from abroad. Her ask: a personal site that makes a nervous, intelligent buyer exhale. Upscale, but never intimidating; the register of a good family lawyer, not a nightclub.

The problem

Luxury property sites are optimised to excite, and buyers know it. Wide-angle photographs make a 14‑foot room read as 20; "serene oasis" copy says nothing checkable; the mortgage arithmetic — the number that actually governs the decision — is hidden behind a "contact us". For diaspora buyers purchasing sight-unseen, that opacity isn't just annoying; it is the reason deals collapse and agents get a bad name.

So the design problem was precise: every element on the page must be something the buyer can verify, measure, or recompute. Trust as an information architecture, not a tone of voice.

Direction chosen — and the three rejected

Chosen: the estate brochure as architectural document. Listings issued as numbered plates; each home shown as a measured floor plan and a dusk elevation; an explorer that lets you walk the plan room-by-room with the agent's own notes; a mortgage sketchpad that shows its formula's consequences plainly. Marcellus roman capitals for engraved trust, brass hairlines rationed like a letterpress plate, and one romantic gesture — the navy-to-rose dusk — reserved for the drawings.

Rejected on the way:

  • The dark-luxury photo site (full-bleed imagery, thin white serif). Rejected twice over: the collection's code-drawn constraint forbids photography, and the genre is precisely the visual language the persona needs to defect from. The constraint and the strategy agreed.
  • The map-first portal. Pins and filters read as a marketplace, and a personal brand must feel curated, not exhaustive. Four properties presented deeply beats forty presented thinly — an agent at this level sells judgement, not inventory.
  • The cinematic scroll-film (parallax skyline, scroll-driven chapters). Beautiful, but spectacle spends the exact currency — sobriety — the brand needs. Motion here is confined to reveals, a breathing starfield, and the seal's ±1.2° drift.

Key decisions & trade-offs

  • Plans over photographs — accepted cost. A floor plan doesn't sell granite worktops. The compensation is the viewing-notes layer: first-person observations ("the harmattan dust never seems to find the study") that do the emotional work photography would, while staying checkable at a viewing.
  • Show the interest share. At cedi mortgage rates the interest portion of a 15-year loan is startling, and most tools hide it. The sketchpad's proportion bar shows it directly — uncomfortable, and exactly the point. Labelled illustrative-only, with exclusions named, because a fictional brand must model honest disclosure, not just claim it.
  • Fiction, labelled three times. Persona and figures are disclosed beside the credentials, in the footer, and here — the same discipline the collection applies to every invented brand. Trust design that lies about itself would be self-refuting.
  • GH¢ over glamour currency. Prices are in cedis at levels plausible for each neighbourhood (checked against the market's rough $/m² bands), because "$1.7M" is marketing and "GH¢ 21,800,000" is a decision.
  • One page, three routes. Buyers at this price point will read everything once; a deep single page with a fixed masthead outperforms a multi-page site that hides the sketchpad behind navigation. The /guide and /process routes carry the teaching load.

Intended impact

Framed as design goals, since a concept brand has no metrics to report:

  • A diaspora buyer should be able to shortlist a home — rooms, areas, orientation, monthly cost — without a single phone call, then book the viewing in under a minute on the built-in calendar.
  • A seller should conclude, from the plates alone, that this agent will present their home more rigorously than any competitor's photographer.
  • As portfolio evidence: the piece demonstrates information-dense SVG illustration (four interactive plans, four elevations, a skyline), accessible custom interaction (roving tablist, focusable plan rooms, a hand-rolled calendar), disciplined dataviz, and a brand register — engraved, brochure-calm trust — held consistently from seal to submit button.
